321 Homes Proposed at 158 Van Wagenen Ave in the Marion Section

Will be among 1,321 homes planned or recently built within the Fayette-Broadway Redevelopment Plan area approved by the city in August of 2024

The once-industrial area immediately to the south of the PATH tracks in the Marion section of Jersey City is on its way to transforming into a mixed-use, primarily residential area. First came the under-construction 13-story, 490-unit West Side Square project (Zone 3 in the map below) and the just-opened 13-story 124-unit MetroVue building at 161 Van Wagenen Ave (Zone 2). Both were approved via the variance process before the Fayette-Broadway Redevelopment Plan was enacted, but they are included within its boundaries. This redevelopment plan enabled two additional 15-16-story buildings within this district: 115 Giles Ave (Zone 4), which will host 386 homes, and 166 Van Wagenen Ave (Zone 1), which is the subject of this post. Both buildings fall under the city’s Affordable Housing Overlay, which removes dwelling unit density maximums and auto parking requirements for mixed-income projects. Still, both are proposed to provide some auto parking voluntarily.

Below is the first public rendering of 166 Van Wagenen Ave. In addition to 321 dwellings, the building would have an amenity space, a 3,925 square foot ground-level public plaza, 161 bike parking, and 123 auto parking. It is being built on a 29,495 square foot parcel between Giles Ave and Tonnelle Ave. It will be 205 feet tall.

Currently on the Giles Ave side of the site is one-story vacant building that was once a factory for Morris Struhl, Inc., a manufacturer of small electric appliances such as hair dryers, vibrating massagers, and sewing machines.

The Tonnelle Ave side of the site is a narrow, vacant, weed-strewn lot just north of Gloria Taqueria & Deli and will be where the plaza will be located.
